In our somewhat whimsical poll this week, we tried to determine which MB street might be the least-well-known in town.
The results, which we'll publish in another brief story soon, told us that Francisco St. is the city's most obscure street.
It's with good reason. For one, Francisco is a border street, more or less, at the far south end near Hermosa. For another, there are only 6 homes with a Francisco St. address, so odds are you haven't visited anyone there. We also don't see any sales on the short block since 2001.
Finally, Francisco is only part of a street. Most of the block you see in the picture here is actually 33rd St., Hermosa.
On the map here, from the county assessor's site, you can see how the grey border line between Hermosa and MB cuts a little jog at Ingleside to create what must be MB's shortest street. (Bonus fact: this map also reveals that 5 MB homes west of Sepulveda have a Longfellow address.)
Our poll showed that just 22% of MBC readers were familiar with Francisco. But if you've got kids at Robinson (part of which is highlighted in yellow here), you've got to know Francisco. It's the only legal street to use to approach the school – in a vehicle – during pickup/dropoff times.
And so, dear Francisco, now's your time in the sun. No one knew you before; soon few will know you again. But online, you're king for a day.

The other neat thing about Francisco, the short block of Homer and the 500 block of 1st street is that you are adjacent to the Robinson School athletic field, basketball courts etc. It's like having a park which is only used by locals . . . except during soccer season. Also, it is a very easy 5 block walk to the south end (north end for Hermosans)beach. All in all, a relatively unknown but great area for kids.
My weekly tracking of raw numbers showed something I do not quite understand. Maybe someone can shed some light on it.

The part I don't quite understand is the new MRMLS listings number. It is down slightly week to week. One thing I did notice is that most of the double listings have been removed, but I had already subtracted those manually in weeks past. Something tells me that the MRMLS is still a work in progress.
On another note, there was a poster earlier this week that said the listings numbers they had access to (I assume this poster is in real estate sales or similar) were much lower than what is listed on any of the public sites. He/she said there were 178 total listings in MB. If that's the case, with 85 published open homes and others not published also open, then one might assume there are many motivated sellers in MB. 50% of all listed homes for sale being open seems strange to me. I know what a hassle having your home open is.

South end news: I'm told 132 2nd (along Manh. Ave.) is under contract for $6.225m. Tax records say 5br/6ba, 4300 sq. ft.
If true, that's pretty amazing appreciation – it was purchased for $3.5m in March 2005.

This appears to be a damn strong data point that 2005 was *not* a peak for the prime areas of MB -
Prime areas UP very solidly since 2005.

132 2nd Street was in escrow but fell out. The Buyer purchased Nomar and Mia's house on 16th instead. 132 2nd will be coming onto the market shortly with an asking price of $6.0M from what I have heard.
